While other providers may also perform maximum loss scenario assessments, Zurich’s TEML reports differ in that the analysis is subjected to a second level of rigorous peer review by Zurich’s Construction Risk Engineering experts. This additional, intensive review ensures a consensus that the maximum loss scenario is as accurate as possible. The risks and maximum loss scenarios during construction are often quite different than the loss scenarios after the project is completed and the property is operational. Zurich’s Risk Engineers understand construction and the unique risks, hazards and vulnerabilities present during each construction phase.
A Zurich TEML risk assessment provides immense value for large projects as well as those with unique exposures. Our team of risk engineers will assess risks for projects related to infrastructure, energy, residential, and manufacturing, both for linear and multi-phase projects, as well as those on a compressed or fast track schedule. If your build includes emerging or prototypical technology or long-span, cantilevered or unique roof structures, we have the knowledge and experience to assist. Whether your unique exposure includes testing and commissioning, serial loss exposure or related concerns, stringent lender requirements or CAT-exposed locations, the ZRS team is prepared to measure the associated risks.
Upon completing the TEML review, your company will receive a thorough, unbiased analysis of the project's construction risks and an estimate of the worst-case loss scenario. Our review is rich in data points. We provide a comprehensive project description, including a review of site plans, renderings and available drawings. Our risk engineers also evaluate the qualifications and experience of project owners, contractors and designers. Moreover, we conduct a detailed construction schedule analysis, assessing procedures and potential risks including crane hoisting, material handling, structural collapse, public fire protection, water supplies, adjacent exposures, and vehicular impact. In addition to on-site risks, our team reviews geotechnical hazards and conducts a natural catastrophe review covering earthquakes, floods, named storms and convective storms (e.g., tornados, hail, lightning, wind). We round out the review with a controlling EML scenario and calculation, an overall risk rating, and other pertinent insights as requested and applicable.
A Zurich TEML report will take approximately 30-45 days from the receipt of a complete submission and executed service contract.
